About This Report

Owner-Side Project Oversight is an ongoing advisory engagement — not full management. You remain in charge of your project and your contractor relationships. We serve as your expert in the background: reviewing progress, evaluating change orders before you approve them, flagging issues, and giving you the clarity to make confident decisions. Think of it as having a knowledgeable expert on call, rather than someone stepping in to manage the project for you.

If you want us to actively coordinate with your design team and contractor on your behalf — attending meetings, managing communications, and handling day-to-day oversight — that is our Full-Service Owner's Representation.

* How Reviews Work — Remote by Default

The base service is remote review of homeowner- and contractor-provided photos, video walkthroughs, drawings, schedules, invoices, and change orders, plus periodic check-in calls. In-person site visits and third-party 3D scans are optional add-ons available on request (separately scoped).

  • Remote Photo / Video / Document Review (Base): You or your contractor submit photos, video walkthroughs, drawings, schedules, invoices, and change orders for asynchronous review. Findings are documented and returned in the bi-weekly report. Periodic check-in calls are included.
  • Live Video Call Walkthrough (Base): A live video call with you or your contractor while on-site — consultant directs what to show and documents findings in real time.
  • In-Person Site Visit (Optional Add-On): Available on request, separately scoped and priced. Consultant attends the site directly for a walkthrough and assessment.
  • 3rd-Party 3D Site Scan (Optional Add-On): At critical milestones — such as post rough-in or just before drywall closes — a third-party scanning service can be engaged to produce a detailed record of conditions. Available on request at added cost, separately scoped.

Incorrect Insulation R-Value

Contractor used incorrect insulation R-value (R-13 vs. specified R-19) in master bedroom wall cavity. Flagged before drywall, while the correction was still straightforward.

Live video call walkthrough — Mar 28

HVAC Duct Routing Reducing Ceiling Height

HVAC subcontractor proposed alternate duct routing that would reduce kitchen ceiling height by 10". We coordinated a redesign with the MEP engineer that kept the original ceiling height.

In-person site visit (add-on) — Apr 10

Tub Rough-In Offset From Specified Centerline

During the on-site visit, we measured the plumbing rough-in for the freestanding tub against the approved drawings and observed the tub filler supply appeared offset from the specified tub centerline. Because the wall was about to be closed in behind tile, we flagged it with the contractor the same day, and the rough-in was corrected before drywall.
